Meet & Greet
First things first, we will invite you to a meet and greet with our team so that we can get to know you and the scope of your new home build or renovation.
Lot Selection
If you do not have an initial lot purchased, we will connect you with a real estate team and assist you in finding the right lot for you. We will also assess any concerns with the lot such as retaining walls needed, architectural controls, water management, grade requirements and height restrictions.
Financing
We will then work with you to establish an approximate budget to make that dream home come true.
Design & Concept
You will meet with our team to create and refine the plans for your home. We will tender the set plans to our skilled trades and artisans. This process ensures that your home can be built with the highest degree of integrity, quality and craftsmanship.
Selections
You will then begin the selections process with a design team (if desired) and a Braemyn Project Coordinator. During this process, we will identify features in the home, design details, and exterior/interior selections.
Review & Contract
Once the working drawings have been finalized and the non-variable selections have been confirmed, we will present a construction timeline to you. When approved, we will enter a purchase contract with you and a deposit towards the construction will be required at this time.
Construction
We understand how exciting it is to see your home come to life! We schedule periodic walkthroughs with you so you can see the various stages of the build first-hand. Our team will accompany you on these walkthroughs to make sure everything is just right!
The construction schedule may differ slightly from home to home and can be influenced by factors such as weather, layout, and trade availability. We generally follow this order of construction with walkthroughs for quality control assurance:
- Excavation
- Foundation
- Backfill
- Framing
- Rough-Ins (HVAC, Plumbing, Electrical, Low Voltage Wiring, Vacuum)
- Drywall
- Finishing (Railing, Cabinets, and Millwork)
- Carpet, Tile, and Hardwood
- Finals
- Possession!
Preoccupancy
Two weeks before possession, we will provide you with a Home Orientation. This allows you to become familiar with the various components of your home such as plumbing, HVAC, alarm, and home automation systems. At this time, we will also run through your service and warranty plan with you.
Possession
Congrats! It is time to celebrate the completion of your beautiful home!
